We hope that from your first contact you will be aware that not all letting agents are the same! We will do our best to accommodate a time for viewing that suits you. You will find us knowledgeable about the apartments we show you and we will explain the features of the apartment and what it is like to live there.
If you want to progress an application for a tenancy, we begin the referencing process using an independent company. This involves completing a form and declaration. Our referencing agent will send you a link so you can complete your reference application. We provide you with a draft tenancy agreement and extracts from the lease, where applicable so that you are clear regarding the legal requirements. We require a holding deposit of approx one week's rent to reserve the apartment for you (you will get this back, however, as it will contribute to your first month's rent).
When it comes to moving in, you will find your apartment thoroughly cleaned and prepared and the check in and inventory will be completed with you in person. In addition you will be given a detailed room by room digital photo disk which records the condition of the property at the start of your tenancy. This accuracy and detail ensures a fair approach for both tenant and landlord.
A detailed Information File is provided by Gem UK Properties so that you have everything on hand to make settling into your new home hassle free. We pass on all the necessary information to the Council tax and utilities companies so that you can concentrate on making yourself at home. We are always on hand to help if you have any additional queries.
We manage and maintain your apartment on a regular 4 monthly basis to ensure your doors and windows are lubricated in line with their warranty and we do a quick check to make sure there are no little leaks anywhere! If you need help with changing light-bulbs, or unblocking a waste, our maintenance personnel will carry out those tasks for you. Unfortunately even the best maintained properties can need repairs and we aim to do this as quickly as possible with as little inconvenience to you as possible.

As NLA Accredited landlords and members of the RLA , you can be assured that we keep up to date with the rules and regulations of residential letting and that we follow these organisations' code of practice. Your rent is deposited in a client account and forwarded to your landlord the same day. Your deposit is lodged with the DPS and this organisation can act as a 3rd party arbitrator in the event of any dispute at the end of the tenancy, although we hope this is never required. We do the final check out of the apartment with you in person and make reference to the detailed information recorded at the start of the tenancy to identify any damage and deductions which must be made from the deposit.
